What Documents Will I Need To Apply for a Mortgage?


  1. Appraisal fee.
  2. Legible sales contract signed by Buyers and Sellers.
  3. Social Security number of all applicants.
  4. Complete address for the past 2 years (including complete name and address of landlords for past 24 months).
  5. Name, address of all employers for past 24 months.
  6. Copies of previous two years W-2 forms (or Form 1040).
  7. Copy of most recent year-to-date pay stub.
  8. Name, address, account number, monthly payment and current balance for: installment loans, revolving charge accounts, student loans, mortgage loans, and auto loans.
  9. Name, address, account number, and balance of all deposit accounts, including: checking accounts, savings accounts, stocks, bonds, etc.
  10. 60 day’s most recent statements for all accounts listed above (deposit accounts, stocks, bonds, etc). With all large deposits paper trailed (Large Deposits any deposit that is greater your Monthly Income, or a deposit that is not consistent.)
  11. Copy of Divorce Decree with divorce statement (fully executed).
  12. Homeowners Insurance.

 

If refinance:

  1. Deed of subject property.

 

If you have filed bankruptcy in the last seven years:

  1. Credit explanation letter for the past or present derogatory credit.
  2. Credit explanation letter stating reason leading to Bankruptcy.
  3. Evidence of excellent credit since the bankruptcy

 

If you choose to include income from Child Support/Alimony:

  1. Bring copies of court records of cancelled checks showing receipt of payment.

 

If you are applying for a V.A. Loan:

  1. DD-214, Certificate of Eligibility, or statement from your Commanding Officer if you are on active duty.

 

If you are self-employed or paid by commission:

  1. Previous two years Federal Income Tax Returns with all schedules and a year-to-date profit and loss statement (Personal and/or Business). Please provide a copy of your business licence for past 2 years.

 

If you own other properties:

  1. Address of properties and current market value.
  2. Any debt owed on properties; Lender's name, address, account number, monthly payment, and current balance.
  3. Copy of previous two years Federal Income Tax Returns with all schedules.

 

If rented:

  1. Copy of lease.
